1. The booking is not confirmed until you receive written confirmation either via post or email.
2. Reservations by telephone/email will be held as a provisional booking for 5 working days or until the deposit is received, whichever is the lesser period.
3. If a booking is made less than six weeks before arrival, the full amount is due at the time of booking.
4. Once the booking is confirmed the balance is payable in full six weeks before the start of the rental period
5. We reserve the right to refuse any booking without explanation.
6. Prices vary according to season. We reserve the right to alter our prices without prior notice at any time.

1. To secure your booking a deposit is required, with the full balance to be made six weeks before arrival.

  • For The Dairy and The Cartlodge a non-refundable deposit of £150 per week is required upon booking, which we would expect to receive 5 working days from the booking date. A returnable security deposit of £150 is payable with the balance.
  • For the bed & breakfast rooms a non-refundable deposit of £30 per room per night is required upon booking, which we would expect to receive 5 working days from the booking date.

2. We reserve the right to cancel a booking where full payment has not been received 4 weeks prior to the commencement date.
3. Cheques to be made payable to Gill Davies. For BACS payment, we will confirm bank details by email.

1. Guests should notify us immediately in writing if they have to cancel their booking.
2. We shall endeavour to re-let the property. If we succeed we will offer you an alternative date or failing that, we will refund the amount you have paid (less £10 expenses for re-letting). If we are unable to re-let the property, the remaining balance is due from you.
3. We would strongly recommend cancellation and travel insurance.

1. In the event of a short notice booking, without time for postal confirmation or clearance of cheques, then full payment is requested in cash on arrival.

Guests are required to:
1. Pay a returnable security deposit which may be used to cover the cost of minor breakages or extra cleaning if required.  We reserve the right to make a proportionate charge for more serious damage.
2. Take good care of the property and leave it in a clean and tidy condition at the end of the stay.
3. Permit us reasonable access to the property for maintenance etc.
4. The owners can not accept liability for events beyond their control such as breakdown of domestic appliances, plumbing, wiring or damage from exceptional weather conditions.
5. No liability is accepted for injury loss or damage to guests and/or their belongings, damage by or to any third party or for damage to any motor vehicle or its contents.

1. A maximum of 2 well behaved dogs are allowed when staying in The Dairy or The Cartlodge at an additional cost of £15 per booking.
2. Not to exceed the number of persons/dogs originally stated when booking unless agreed prior to occupation.
3. Guests will not cause any annoyance or become a nuisance to occupants of adjoining premises.
4. Dogs must be kept off the furniture and should be supervised at all times. Well-behaved dogs may be left unattended for short-periods although we would request you advise us if so doing.
5. Dogs must be kept under strict control at all times.  Dogs are not allowed loose or to foul in the courtyard but have full use of the fenced paddock for exercising next to the parking area.
6. Supervision of children & dogs are your responsibility and we are not liable for any injury or other incidents that may occur whilst on our premises.
7. Guests shall be entitled to occupy the property for leisure purposes only and this agreement shall not confer on the guest a security tenure within the terms of Housing Act 1988 pursuant to which the occupation shall be deemed to be the way of excluding tenancy.

1. Occupancy may commence at 3:00 p.m. on the first day of your booking and will end at 10:00 a.m. on the day of departure, unless otherwise agreed with ourselves. Please let us know if you intend to arrive late in the evening and supply us with a contact mobile number.
2. If for any reason beyond our control (e.g. fire damage) the property is not available on the date booked, all payments made in advance will be refunded as full and final settlement.
